However, the provision of such services, and in particular mortgage loans, is a high risk due to the inability of some customers to meet their obligations. After analysing the mortgage terms and conditions of AB Swedbank, they are compared with the conditions provided by AB Luminor and AB SEB banks. The main problem. Since mortgage lending is an important decision for each client, he must carefully analyse his financial situation, assess the requirements and conditions of the commercial banks when making this decision. These days, choosing the right bank is quite complicated, because you need to consider the terms and conditions of all banks. After analysing the conditions that banks are giving, you need to choose the most favourable option offered by the bank. The aim. After analysing the mortgage lending process and market trends, evaluate the possibilities of mortgage lending in AB Swedbank. Methods of the research. Analysis and synthesis of literature, scientific sources and statistical data. Analysis and synthesis are carried out using various methods of statistical and economic analysis, analysis of dynamics and structure, comparison, graphical representation, comparative data analysis using Excel program. The structure. The BA consist of two parts. The theoretical part contains the concept of loan, the concept of mortgage loans, the main stages of issuing mortgage loans, the advantages and risks, and the situation of the housing credit market in Lithuania. In the practical part, the description of AB Swedbank is presented, the conditions of the mortgage loan are presented, and they are compared with the conditions provided by AB Luminor and AB SEB banks. The analysis of AB Swedbank mortgage loan conditions is also analysed. After analysing the essence of loans on a theoretical basis, AB Swedbank mortgage lending research was conducted. The terms and conditions of AB Swedbank mortgage loans examined. AB Swedbank mortgage loan conditions compared to Luminor and SEB. AB Swedbank mortgage loan evaluation was carried out. Daugelis žmonių norėdami įsigyti būstą ir neturėdami tam savo sukauptų lėšų, gali kreiptis į bankus, kurie teikia būsto paskolas. Bankams paskolų teikimas yra viena iš daugiausia pelno atnešanti paslauga. Tačiau teikiant tokias paslaugas, o ypač būsto paskolas kyla rizika, dėl klientų negebėjimo vykdyti savo įsipareigojimus. Išanalizavus būsto kredito sąlygas AB „Swedbank“, jos yra palyginamos su AB „Luminor“ ir AB „SEB“ bankų teikiamomis sąlygomis. en_US
